JAX MASTERPLAN
5-Star Sustainable Hotel &
Cultural Nexus
Masterplan approved in December 2025
KplusK along with their partners Oaktree Hospitality have created an oasis of calm and tranquility on the North-Eastern edge of Riyadh.
It is located in the Al-Diriyah region of the city, famous for its cultural heritage programs, and is 3.3 Ha in size.
The development consists of a creation of a palm grove forest, importing over 800 palm trees and indigenous species of desert plants to create a haven for birdlife and local fauna.
The landscape will be irrigated using sustainable grey water systems from the development of an eco-hotel.
In the middle of the masterplan is a multifunctional tensile fabric structure, which will host musical, social and cultural events every week, for the enjoyment of visitors to Riyadh, and a place for people from around the world to interact, socialize and to gain a deeper meaning of Saudi culture.
This is surrounded by the low lying five-star Hotel construct, sympathetically set into the landscape such that the overriding emotive experience is one of a luxurious retreat, imbued with profound cultural depth, in symbiosis with nature.
